These projects include the construction of a new 73,000 sq.ft., four-story, Residence Hall, a new 30,000sq.ft., two-story, Student Union Building and the Utility Master Plan project bringing in new utilities for these buildings as well as servicing two existing buildings.  

C.B. Development has been acting as the Owner’s Representative since the Fall of 2014 at the start of the schematic design phase and has managed the project through land development with the Township, design development, construction documentation, bidding and finalizing the GMP contracts with the two construction management firms performing the work.  All three projects are occurring concurrently and have all broken ground as of early March 2016.  CBD is responsible for the complete oversight of all three projects and serves as the interface with PSU’s Commonwealth Services, PSU Brandywine Campus staff, PSU Housing and Food Services, PSU Office of the Physical Plant, the design teams and the Construction Managers to monitor construction, schedule, design, costs, and daily construction activities.  ​

C.B. Development was the Owner’s Representative and managed the design, construction and value engineering for this high profile mixed use project on the prominent corner of Historic Rittenhouse Square. The uses include luxury condominiums, ancillary spaces (pool, exercise, parking, etc.) retail space (Barney’s COOP) and restaurant (Serafina).

CBD had been involved with this unique and difficult project since 2006, starting in the late stages of design and prior to the start of construction. CBD worked to finalize the construction contract and negotiations of the construction managers GMP, through the tower construction.  Our involvement has remained continuous through various Ownership interest changes.

CBD administered the base building construction working with a combination of the original developer, the mezzanine lender and a Court appointed receiver and the primary lender (and current Owner) over the course of the development of the project.  In addition to managing the construction, CBD continued to play a key roles in the marketing and sales efforts and is also served as Owner Representatives for the residential finish construction for several key condominium penthouse buyers.

Cherry Hill Mall - PREIT

Renovations to the Cherry Hill Mall 
Cherry Hill, NJ

The project involved the phased restoration of the existing mall concourses, construction of four new restaurants, a new parking garage, a Container Store outbuilding in the parking lot, a new mall concourse to house Nordstrom, and coordination of the landlord’s responsibilities for all new tenants.  All the malls finishes and systems were replaced including new roof, repairs to the façade and site. Renovations occurred while mall was fully occupied.

C.B Development was the Owner’s Representative and managed all aspects of the design, phasing, and construction for this renovation project.

This project involved the land acquisition and new building development of an 86,000 SF Corporate Headquarters for CubeSmart. The building included a headquarters office component of approximately 45,000 GSF and a Personal Storage component of approximately 41,000 GSF. 

C.B. Development worked as the Owner’s Representative and served as the interface with the Developer, the design team and the core and shell contractor to monitor the construction of the core and shell work. CBD also managed the interior design for CubeSmart and administered the interior fit-out bidding and construction through occupancy.

CBD worked in conjunction with CubeSmart’s broker, Stockton Real Estate Advisors (SREA), in performing the project Due Diligence, cost estimating for the Project Proforma and worked in conjunction with SREA through the completion and occupancy of the facility in the 4th Quarter of 2013.

CBD has been involved with a large number of projects for the construction and renovations of the shipyard facilities at The Philadelphia Shipyard.  Commencing in 2001 CBD assisted Kvearner Philadelphia Shipyard Inc. with the construction of the shipyard.  Following the initial construction, CBD continued its involvement with Kvearner (Subsequently Aker Philadelphia Shipyard Inc.) and managed additional capital projects, modifications and expansions of the facility. 

CBD acted as the Owner’s Representative and managed all aspects initial planning meetings with User group, management and facilities; design management, zoning & permitting approvals, purchasing the construction, value engineering, cost management, contract preparation & management, construction oversight, close-out management. Philadelphia City Hall Exterior Historical Renovations

C.B. Development was the Owner’s Representative and managed the design, construction and value engineering for this multi-year phased restoration of the exterior of the historic and iconic Philadelphia landmark. The scope included restoration of the masonry and cast iron façade; replacement and repair of the roof and gutters; restoration and replacement of windows; and restoration of the building’s sculptural elements. As a registered National Historic Landmark, management of the specified scope and preservation requirements were key elements to the project success.

CBD managed all four phases from 1999 through 2011 and our involvement remained continuous through three administrative changes. All four phases were completed within the schedule and budget requirements and without claims.

Woodland Building Renovations-Phase I & II

These projects involved the renovation of the Woodland Building’s chemistry and physics labs, janitor’s closets, gang bathrooms, one general classroom, and roof replacement.  The 18,000 square foot phase I space under renovation was completed while the building remained occupied during the summer class sessions in 2014.  The phase II renovations were heavy mechanical upgrades, a roof replacement, curtainwall replacement, structural concrete repairs and three classroom renovations during the summer class sessions in 2015.
C.B. Development worked as the Owner’s Representative and served as the interface with PSU Commonwealth Services, PSU Purchasing, PSU Contract Administration, PSU Abington staff, the design team and the general contractor to monitor construction, schedule, design, costs, and daily construction activities.

CBD reviewed and commented on the design documents during the schematic, design development, and construction drawing phases for both projects.

This project involved the renovation of the Main Building’s general classrooms, biology and chemistry labs, and administration space.  The 30,000 square foot space under renovation was completed in three phases while the building remained occupied.

C.B. Development worked as the Owner’s Representative and served as the interface with the PSU’s commonwealth service, PSU Brandywine staff, the design team and the general contractor to monitor construction, schedule, design, costs, and daily construction activities.  

CBD assisted with the review of the design documents and implemented the phasing plan for the project that best suited the campus and their needs.

Haverford Township School District

CBD has been involved with several projects for the Philadelphia Industrial Development Corporation (PIDC) at the Philadelphia Navy Yard site.  CBD was the owner’s representative for PIDC through the planning, existing building evaluation, site selection, development of contracting method, contract bidding, bid evaluation and negotiation, contract administration, construction and close-out of an industrial headquarters facility located at the base of Basin Bridge. 

CBD was responsible for the coordination with K-Sea/ River Associates (as tenant to PIDC) in coordinating the requirements of the lease terms and subsequent relocation of the Tenant to the new facility.  Project constraints included MARSAC site control, new Philadelphia Water Retention regulations imposed after the project was bid and initiated.  Construction included unique and specific requirements of the Tenant which included “Hot” warehouse storage, shore power and significant potable water sourcing.

For the preparation of the K-Sea/River Associates move to the Basin Bridge site, CBD was engaged by PIDC to extend the infrastructure from old termination points to the 26th street (Basin Bridge site).

Haverford Township School District

Manoa Elementary School

The project involved the construction of a new 85,000 SF elementary school accommodating K through 5, with four classes per grade. As a result of an extensive evaluation of options for the school, it was ultimately decided to construct the new facility on the Williamson Fields site, which is a block away from the original Manoa School. 

The school includes a gymnasium and cafeteria, along with the classroom, seminar spaces and a library. 

The approach allowed the District to continue the use of the original Manoa School while the new building was constructed. The old building was razed following the occupancy of the new school and a play field was constructed on the site of the original Manoa School. The balance of the Williamson site was also improved to provide much needed athletic field space.

The project involves the renovation of an existing elementary school built in 1911 to provide new District Administrative Offices. The new facility includes individual offices, working suites for staff, meeting space, new elevators, restrooms, handicap access, and all new mechanical, electrical, plumbing and life safety systems.

The project was a part of an overall District Master Plan that was prepared by CBD. The plan called for the construction of Chestnutwold Elementary, which then accommodated students from Oakmont Elementary. This in turn allowed for the renovation of the Oakmont facility to function as the District Administration offices, which were housed in the Middle School. Once the Administrative offices moved out of the Middle School, the former administrative space allowed for sufficient flex pace to perform the renovation of the Middle School while occupied.

RENOVATION of HISTORIC BUILDING

This project involved the renovation and conversion of the upper floors of the Warwick Hotel into luxury condominiums. It included complete replacement of the building systems, restoration of the façade and replacement of all interior finishes of this 1926 historical building. 

The Warwick Hotel, with its English Renaissance architecture, is listed on the National Register of Historic Places. Carlson Hotels, Allan Domb Real Estate and Frankel Enterprises, developed the top eight floors of the hotel (floors 14 through 21) into approximately 100 luxury condominiums including studios, one, two and three bedrooms.

This project involved the expansion of the existing hotel.  New meeting rooms and 150 suites were added under a design/build contract structure.  C.B. Development acted as the Owner’s Representative from the early development through the construction. As part of our services, CBD worked with the client and user group to establish the design criteria and negotiated the requirements and terms of the design / build contract accordingly. Project was completed on time and with savings in the GMP.

CBD was engaged by ERG (formerly New Stream Capital) through the positive reference in the Legal Industry to provide on call site inspection services for Northgate Townhome Community located in Upper Hanover Township just minutes from the Quakertown exit of the PA Turnpike.  This unique community was designed to function as its own traditional small town, surrounded by acres of open space, outdoor recreation areas, natural creeks and ponds. This desirable community features landscaped parks, babbling creeks lined with wildflowers and a family-friendly design, plus miles of walking and biking trails, playgrounds, basketball courts, a roller hockey rink. Unit mix includes single family homes, side by side Townhouses and stacked Townhouses.

The project involved the demolition of an existing school building and the construction of a new 69,000 SF elementary school and ancillary play fields. The school accommodates grades K through 5 and includes
 a gymnasium and cafeteria, community spaces, along with the classroom, large group learning spaces and library.

The project also involved an extensive effort with Haverford Township and local residents to position the building on the site in the most effective manner to assimilate into the residential neighborhood while providing much needed recreational spaces and athletic fields.

The project involved the phased renovation of the existing mall concourses, construction of new fast casual dining restaurant shells, new façade and lighting, updating of the entire mallconcourse included lighting, ceilings, column treatment. The malls Fire Alarm systems was repaired during the work. Older full depth retail tenants were re-tenanted to create new outfacing tenants and provide service corridors. The façade renovations occurred while mall was fully occupied.
